Quality of Life? Head to (Some) JAX Suburbs

Roger Bull of The Florida Times-Union references a story in the New York Times that ranks every county in the nation based on some quality of life components.  St. Johns ranked in the top 4% nationwide while Clay and Nassau are in the top 27%, Duval is in about the middle and Baker in the bottom 20% (and the lowest in FL).

Arium Town Center Changes Hands for $41 Million – CoStar Group.

The joint venture of Crow Holdings and the Carroll Organization acquired the Arium Town Center apartment complex from Archon Group for $40.9 million, or about $128,000 per unit.

The Arium Town Center, previously named Aventine at Town Center, is located at 10135 Gate Parkway N in Jacksonville. The property features 80 one-bedroom, 160 two-bedroom and 80 three-bedroom units. Built in 1996, the amenities include a fitness center, club house with a pool, volleyball court, tennis court and a business center. The complex was 95 percent occupied at the time of the sale.

Local Glass Company to Lay Off 63

Poma Glass & Specialty Works on West Beaver Street has filed a notice with the state to lay off 63 employees.  Poma is part of an Atlanta-based company with locations in 14 states.  Roger Bull of The Florida Times-Union has the story.

279-Job Call Center, AmeriHealth Caritas, Opens at Baymeadows

Philadelphia-based AmeriHealth Caritas opened its new call center at 8171 Baymeadows Way West in the Cambridge West office complex, after hiring 279 employees.  Drew Dixon of The Florida Times-Union has the announcement.

Cleveland Investor Pays $60k/u for San Pablo Apartments

An Ohio-based investor has paid $12M for the 200-unit San Pablo Apartments, located off of San Pablo and south of Beach Blvd.  The buyer, Tripointe Property Group, also plans extensive renovations of the interior and exterior.  The Florida Times-Union has the mention in its Sunday Business Notebook.

Federal Government ICE Building Sold To Chicago Investor at $302/SF

A Chicago-based investor has paid $14.2M for the 2-story ICE (Immigration and Customs Enforcement) Building off JTB in Flagler Center that was completed in 2012.  The Florida Times-Union’s Sunday Business Notebook has the mention.

Carroll Organization Makes Another Multi-Family Purchase in JAX

An Atlanta-based apartment investor has purchased Aventine at Town Center for about $40.9M or about $128k/u.  It was built in 1995 and is located near St Johns Town Center and will be renamed Arium Town Center.  It is Carroll’s fourth purchase here in just over the past year.  Roger Bull of The Florida Times-Union has the announcement.

Downtown’s Wells Fargo Center Trades at

The iconic Wells Fargo Center in the CBD sold to a buying entity from New York City and it Miami based partner for about $75M, plus another $3.7M for a nearby 3-story parking deck.  Roger Bull of The Florida Times-Union has the announcement.

JAX University Expands with Purchase of Adjacent 39 Acres

Jacksonville University has expanded by purchasing an adjacent 39 acres from the Boys Home Association.  Roger Bull of The Florida Times-Union has the story along with an update on a 60-acre parcel just north of the school which will include a 274-bed student housing development.

Running Out of Lots – Residential Builders Buying More Land

Both in Bartram Park off Race track Road in south Duval County, KB Homes acquired a site for 168 lots at about $22k/u and Mattamy Homes bought a site for 219 sites at $31k/u.  Both are mentioned in the Florida Times-Union’s Sunday Business Notebook.
